The Brief

To refurbish the building that our client had bought from the City of London into a high performance hotel. To fit in as many model rooms as practicable whilst maintaining a mixture of twin, double and universal access facilities. To adapt the model layouts where required to fit within the constraints of the existing building shell.


Feasibility

Plan layouts that pushed the brand parameters to the limit to maximise room numbers. Negotiation with Whitbread’s operators to sign off brand compliance.


Planning

A change of use application was required as well as working with the City of London Council to agree design and material details for the proposed new building fabric. We worked alongside an established London Architects practice during this phase of the project.


Design & Build

During construction, Axiom Architects were novated to the contractor by Whitbread under a design and build contract. We provided bespoke details for each of the bedroom types as well as the rest of the building and fit out work. A specialist fit-out contractor was employed for the restaurant and bar area where we worked on detail design alongside Whitbread’s retained brand interior designer.


Construction

The Results

The hotel successfully opened in time for Christmas 2015 and is expected to trade in line with occupancy rates set elsewhere in London at above 90%. The crisply detailed brickwork and stone façades add to the urban grain of the prominent corner site at the eastern end of Great Tower Street.
