The Brief

To maximise the amount of lettable office space within the existing building and to extend the building mass at high level as much as possible. The basement restaurant was to be maintained and a new separate retail space included at ground floor. A gym for use by the occupiers of the Cat B office at high level was to be included at basement level.


Plan layouts that pushed the boundaries of the site and existing footprint were required to achieve appointment for the project. Early engagement with fire engineering consultants took place to minimise the area required for escape arrangements whilst satisfying fire regulation requirements.


Due to the tightly woven dense medieval street structure, and its location in a conservation area, a carefully considered massing and design solution for the new building was required. Lengthy negotiations took place with the City of London planning department as well as party wall and rights of light surveyors. In house, CGIs and massing models were undertaken to illustrate the design intentions and to assist in achieving planning approval.

Design & Build

During construction, Axiom Architects were retained by One RE under a traditional construction contract. We provided bespoke details for the fit-out as well as the building envelope. The finished scheme included interior design elements for the Cat B office space and associated ground floor reception area.

The Results

A fully refurbished and extended 21st Century office building now sits comfortably in the street scene that offers our client high quality executive offices at the upper levels and four levels of top grade CAT A space below to let.
