The Brief

Axiom Architects were appointed by the owner of an existing 1960s office building to develop proposals for a new hotel within part of the Heals Department Store complex. Proposals were to include the conversion of the existing building along with a new rooftop extension.


Feasibility

Early feasibility studies explored various options to maximise hotel bedrooms and assess the potential to increase the height of the building. Residential development options were also explored to evaluate the suitability of the existing building for other uses.


Planning

After an initial planning refusal on the grounds of a loss of office space, planning permission was obtained in August 2014 following appeal. Throughout planning negotiations, Axiom Architects were instrumental in developing designs to meet the requirements of the Local Authority and English Heritage and address concerns raised at appeal.


Design & Build

During the development of the design and construction information, Axiom have been heavily involved in design discussions between contractor, developer and the proposed tenant.


The Results

Construction commenced on site in May 2015 with the project due to complete in the Summer of 2016.
