The Brief

Axiom Architects were commissioned to design a Premier Inn hotel within the existing demise of the grand 1 Leicester Place building at the heart of London's West End.


Plan layouts that pushed the brand parameters to the limit to maximise room numbers. Negotiation with Whitbread’s operators to sign-off brand compliance.


A change of use application was required as well as working with Westminster Council to agree design details of how the existing building fabric might be affected by the works including an analysis of sight lines at roof level to notable local landmarks such as Nelson’s Column.

Design & Build

During construction, Axiom Architects were retained by Whitbread under a traditional construction contract. We provided bespoke details for each of the bedrooms types as well as the rest of the building and fit-out work. We acted as Contract Administrators and worked closely with the Contractor throughout the period of work on site.

The Results

The 85 bed hotel successfully opened in time for summer 2012 and continues to be one of Whitbread’s best performing London hotels with occupancy rates of around 95%. Clever technical design using acoustic pads to the bedroom bases meant that Premier Inn could continue offering their 'Good Night Guarantee' even in the noisiest of environments.
