The Brief

Whitbread purchased a redundant office building site with an extant planning permission for a 149 bedroom hotel and restaurant. Our brief was to achieve approximately 20% more bedrooms, within the severe constraints of the approved building volume. As a result of very intricate internal re-planning the new scheme will provide 176 bedrooms, plus a ground floor hotel reception area and an associated restaurant and bar facility that will be available off-street to the public.


Feasibility

Many feasibility studies were drawn up to try and achieve the target number of bedrooms requested. We ended up with over 18% more bedrooms therefore maximising the revenue for our client.


Planning

The planning officers and local residents exercised exacting demands in the development of the final design, particularly the external cladding palette and delivery strategy. The result is an imposing nine storey building that will bring a fresh vibrancy to The Broadway.


The Results

This project is due to complete in 2018.
